We work with all major lenders and government bodies. Our appraisals comply with CUSPAP (Canadian Uniform Standards of Professional Appraisal Practice). In addition, all reports are peer-reviewed prior to finalization for quality guarantee.

A typical commercial appraisal is a narrative report that includes a detailed description of the property and a detailed valuation of the site as well as the improvement(s). The valuation section typically includes one or more of the basic approaches to value  – the Cost Approach, the Income Approach and the Direct Comparison Approach – the applicability of which depend on the type of property and scope of the assignment, such as:

  • Marketing and Listing

  • Mortgage Financing

  • Share Purchases

  • Lease Analysis

  • Feasibility Studies

  • Expropriation

  • Estate Settlements

  • Litigation

  • Matrimonial Cases

  • Foreclosures

  • Tax and Capital Gains

  • First Nations Consulting

  • Acquisition

  • Lease Valuation

Agricultural

Farming is a unique industry and therefore requires a specialized appraisal process. Our firm has a high level of expertise, as well as a high standard of detail and quality in appraising agricultural properties.  In all of our reports we consider the location of your parcel, the aesthetics, soil ratings, parcel size, potential subdivision, land use bylaws as well as the proximity to major urban centres. These type of appraisals make up a high percentage of our firm’s work. These appraisals may be for a single quarter section containing 160 acres; a large crop operation with 10,000+ acres; or a large ranch with 35,000 acres of pasture. We are able to value the agricultural land, processing facilities and other buildings or structures that are included on the property. Our service area includes all of Saskatchewan and Western Manitoba.

Our areas of specialization include the following:

  • Cultivated Land

  • Pastureland

  • Leased Land

  • Irrigated Land

  • Specialty Farms

  • Grain Handling Facilities

  • Future Urban Development Lands

  • Retrospective Appraisals for Capital Gains

Machinery & Equipment

Our firm has expertise in both property valuation, and machinery and equipment valuation, which requires a specialized skill set. Unlike property valuation, machinery and equipment valuation is a unique discipline that can have significantly different appraised values based on the most appropriate value definition for a given assignment. Our firm treats every machinery and equipment appraisal as a unique project, working together with clients to determine the most appropriate approach and value definition based on the appraisal's purpose and the intended user's needs. Our firm ensures that the appraisal report is tailored and completed to the client's specifications, whether it is to determine fair market value, insurance value, liquidation value, or any other type of value.

We can assist you with appraisals relating to a variety of asset classes, such as:

  • Agricultural Equipment

  • Industrial Equipment

  • Restaurant Equipment

  • Heavy Equipment

  • Production and Manufacturing Equipment

  • Forestry Equipment

  • Manufacturing Plants

  • Industrial Processing Plants
